Severe settlement in West Memphis, Arkansas
James H. was trying to sell his West Memphis, Arkansas home, but there were very obvious signs of foundation failure- something that would turn away most buyers. He had his realtor reach out to us for an inspection of what was occurring.
Upon inspection, and as can be seen in the photos, there were many different signs of significant settlement which he did contract us to address. Our inspector determined that push piers would be the best solution for this particular home and the type of settlement going on. Specifically, our crew installed 9 push piers around the back of the house, one side, and part of the front of the home. Our piering crew leader determined, based on his expertise the actual spacing needed between the push piers to achieve the best stabilization.
James did contract us to stabilize the home's foundation, but there is an unfortunate and important lesson to be learned about foundation settlement.
Foundation issues can be scary, we get it! The last thing you want to do, however, is ignore then and hope for the best. We were able to stabilize this home, but unfortunately, the symptoms had been ignored for so long that stabilizing the home would not also help correct some of the cosmetic damage that had occurred. Any time we work with a homeowner, we are very clear to communicate that we warranty and WILL accomplish stabilization. Once stabilized, we attempt to lift the house back to level. This is the cherry on top, and we do it, because we know that homeowners prefer to not see the cosmetic signs of settlement either. It's not always possible, especially in cases where the settlement was ignored for a really long time, making it detrimental to the home to try and lift back to level.
There are 2 things here: stabilization, which is always the goal, and attempting to lift. We will always stabilize a home and guarantee that. We will attempt to lift it back to level.
