After receiving multiple quotes, they chose our expert team to tackle critical structural repairs. Their primary concern was the kitchen flooring and a 14x18 addition, where buckling vinyl and bouncy spots indicated underlying issues. Since the addition sat on a separate crawlspace with an inaccessible concrete base, we reinforced the joists and subfloor for enhanced stability. The original home’s foundation also required attention, with main beams sloping off their piers and previous jacks failing over time. To correct this, we installed six strategically placed standalone SmartJacks™ to level the floor. Navigating the tight crawlspace with extensive ductwork added complexity, but our team successfully restored the home’s structural integrity.
Beyond flooring stabilization, comprehensive foundation repair was essential to prevent further settling. The garage’s foundation required immediate attention, so we installed four piers in the backyard to address shifting, including two under a small deck where we had been approved to cut access holes. The front of the garage had significant horizontal cracking, necessitating four more piers. On the home’s side, we placed three additional piers, adjusting their positioning as needed due to a gas line. To fix the garage floor, we injected PolyLevel™ to stabilize two separating slabs, which had developed a 2-3” gap. While sealing the joint wasn’t part of the project, we accounted for potential crack repairs in case of significant movement.
