Mike and his wife own a beautiful, historic home in Starkville, Mississippi — a property with over 120 years of character and charm. But with age comes structural challenges. They began to notice sagging and bouncy floors in several key areas of the home: the bedroom, kitchen, dining room, and living room.
Like many older homes, this one was built with a crawlspace foundation. Over time, the original support system began to weaken, leading to uneven flooring and potential safety concerns. The open-air crawlspace, especially under the wrap-around porch, also raised concerns about moisture and mold.

The Proposed Solution: SmartJack® System and Moisture Protection Options
After a thorough inspection, we recommended the SmartJack® Support System to stabilize and level the floors. SmartJacks are an ideal solution for homes with sagging beams and joists — especially in aging structures like this one.
To address the moisture issues under the porch, we initially proposed applying LumberKote, a protective coating designed to help manage crawlspace humidity and reduce mold risk in open environments. While Mike appreciated the idea and saw the value, he decided to move forward with the floor stabilization first and revisit moisture control at a later time.
The Installation Plan
We developed a customized layout for the SmartJack installation, targeting the most affected areas:
- Two standalone SmartJacks under the kitchen, supporting the main beam
- One SmartJack near the living room doorway, also placed beneath the main beam
- Two additional SmartJack sets installed under the bedroom and dining room for added reinforcement
This configuration ensures that all problem areas are adequately supported, redistributing the weight and restoring structural integrity to the home’s flooring system.
