Redeemers Group presents CE course to TN realtors
On August 2nd, Redeemers Group owner, Clint Cooper, taught a 4.0 credit hour continuing education class for Tennssee Realtors. The name of the course, which is approved by the State of Tennessee, is "Crawl Space Science." (Email [email protected] for future class dates.)
In this class, Clint Cooper discusses in depth the problems associated with crawlspaces, how they impact the health of the home, considerations for home owners that live on a crawlspace, and solutions for each of the probems discussed.
9 problems that every house you sell/buy with a crawlspace has:
1. Mold issues. Every crawlspace has mold problems, whether you can see it or not. Remember that the air from your crawlspace circulates into your house. Microscopic mold gets into our respiratory system and makes us sick. For more information on mold, click here.
2. Water damage- standing water and wood rot
3. Insects and animals, smells
4. Insulation failures
5. Duct work damage
6. Energy loss
8. Changes in code requirements: Tennessee Realtors: did you realize that just a few short months ago, code for crawlspaces changed. Old code dictacted that there needed to be a vent in the crawlspace every 150 ft. We used to think that we needed to close our vent covers in the winter, and open them in the summer to air out our crawlspace. BUT....
New code requirements are that IF a house has vents in the crawlspace, they need to be permanently closed. For new construction, it is at a builder's discretion whether to include vents or not, but code requires that they will permanently closed (thus making including them pointless).
9. Full disclosure- potential loss of sale. Tennssee is a full disclosure state. If you know it is a problem as a seller, you have to disclose it.
