Targeted Foundation Repair and Drainage Installation in Keiser, AR
Challenge
Client Background
Janiece, a correctional officer with 25 years of service, lives in Keiser, AR. Her sister resides in a converted garage attached to the home—an arrangement that works well for the family, but one that comes with structural challenges.
Over time, Janiece began to notice troubling signs: the front door sticking due to foundation shifting and water creeping into the old garage space. Unfortunately, a full foundation overhaul was beyond budget. She needed a solution that would provide peace of mind now, and allow for expansion later.
The Problem: Foundation Movement & Water Intrusion
Janiece’s home was suffering from significant settlement, particularly around the front door and the back (north) and east walls. The converted garage, now a living space, was taking on water during heavy rains—creating both comfort issues and long-term risk.
In short:
- The foundation was unstable
- The garage conversion was taking on water
- The budget limited a full-home pier system
Solution
The Solution: Phased Foundation Repair with Drainage Protection
To address Janiece’s most urgent needs, our team developed a focused and affordable plan tailored for her property in Keiser, AR.
✅ Foundation Pier Installation
We installed piers in the most critical structural zones:
- Front Entry: Piers on each side of the front door to stabilize the area and allow for a future door replacement.
- North Wall: Piers placed from the kitchen window to the northeast corner to support the rear of the home.
- East Wall: Three piers were installed leading to the side door, addressing noticeable settling.
With generous yard clearance and wide gate access, the worksite allowed for smooth equipment movement and an efficient installation process.
✅ Custom GPS (Groundwater Protection System)
To stop water from infiltrating the converted garage space, we installed a GPS drainage system:
- Route: Along the east side of the home, wrapping around the front where the old garage door once was.
- Concrete Removal: Labor included to carefully remove existing concrete for installation access.
- Discharge Plan: Water exits through the backyard to a ditch, carefully avoiding the septic system’s field lines.
Although this wasn't an ideal layout due to the home’s previous modifications, it was the only viable solution to prevent water intrusion and protect the living space.
The Result: Stability, Protection & Peace of Mind
Janiece’s home is now more structurally sound, with a stabilized front door area and protection against further water damage in the garage conversion. Best of all, this phased approach allows her to add more piers in the future as her budget allows.
Her peace of mind was our top priority—and now, she and her sister can move forward with confidence.
