Water Intrusion and Crawlspace Repair for Home Addition in North Little Rock

A recent home addition turned problematic when Joyce reported water intrusion along a perimeter wall. The issue stemmed from a stone pathway installed several inches above the original wall line, allowing water to seep in behind the masonry and saturate the wooden studs. Though the pathway was graded away from the home, the elevated placement created a direct route for moisture intrusion. Compounding the issue, Joyce also noted an uneven floor slope in the back crawlspace addition, raising concerns about structural integrity.

 

Upon inspection, the crawlspace measured 16x20 feet with a central beam slightly offset, contributing to sagging along the west side of the residence. While there was no evidence of exterior foundation settlement, elevated moisture levels and visible mold were present, indicating long-term exposure. To address the problems, the crew installed a 12-foot trench drain across the add-on’s entrance, sealed off vulnerable wall sections using NexusPro, and applied LumberKote to both interior and exterior walls for advanced moisture protection. The crawlspace was further stabilized with two SmartJacks and a 10-foot supplemental beam installed on both sides of the main beam, effectively correcting the slope and reinforcing the structure.

 

This project not only resolved active water intrusion and structural sag, but also protected the home against future moisture damage.
