The thought that your home may have a foundation problem is a scary one. We understand. Your home’s foundation is important. Unfortunately, the ground shifts, so every home over time will encounter settlement issues.
In residential work, 100% of the time a customer calls us, it is because they have already noticed settlement problems. In working with customers, we offer them 2 options: 1- to fix only the current settlement issues or 2-to fix the current settlement issues and protect the rest of the house from inevitable settlement issues.
Foundation repairs are not an inexpensive fix... Why would you want to both fix the current issues and protect the rest of the house? Great question.
When doing foundation repairs, we warranty only the area that we have stabilized. That isn’t bad news at all! It means that section of your home, as an example- the back left corner, is warrantied against future settlement. Unfortunately, the soil your home is sitting on is to blame for the settlement- not your home. Fixing one area will not prevent other areas of the home from settling and sinking. So it does beg the question: when will other areas begin to have settlement problems? We don’t know exactly when, but we do know that soil will fail you. Having the peace of mind that the entire perimeter of your home is warrantied against settlement is a big deal.
A side note about our warranties:
Our warranties are transferable and nationally backed. This means that if you sell your home, the new homeowner has a warrantied home as well. What a selling point! Nationally backed means that although we are locally owned and operated, your structural repair warranty is backed by Foundation Supportworks. The length of your warranty depends on how the system is maintained over time. CAREClub members receive a LIFETIME warranty, because we know we are inspecting and adjusting on an annual basis to retain the home’s restored value. If you are not a CAREClub member, but continue to have an annual proactive service inspection, your warranty is for 25 years. Not bad either! If we are not given the opportunity to inspect and adjust on an annual basis to retain the home’s restored value, the warranty is voided after the 1st year.
Back to what we were talking about...
Another benefit of protecting your home against future settlement is saving yourself the grief that comes with the cosmetic damages of settlement. Lets face it- of course settlement is concerning, but we tend to not notice it until the cosmetic affects are visible and bothering us. These may include cracking in the drywall inside, cracking in the brick outside, or our floors buckling, sloping, or sagging. It is extra bitter to address foundation repairs that are needed AND to replace hardwood flooring because it is damaged by settlement over time.
Remember, customers don’t have to opt to protect the entire house by any means. We do repair work every day to address just areas that are currently settling. It is an option to consider for your property simply because settlement affects every structure eventually. When your Specialist comes to look at your property, be sure to ask him or her about fixing AND protecting your home.
