During the initial inspection, significant issues were discovered in the crawl space, including dangerously high moisture levels exceeding 18% and extensive mold growth, both of which posed serious risks to the home’s foundation and indoor air quality.
Upon further evaluation, it was determined that nearly all of the home’s drop beams—except one—required replacement. These beams, accessible from beneath the structure, also needed extensive sistering for added support. Compounding the problem, the east side of the house showed signs of sagging floors from the guest room through to the master bedroom, necessitating SmartJacks installation for proper stabilization. The project was divided into three phased options: Option 1 included insulation removal and beam repairs, Option 2 focused on installing SmartJacks and applying LumberKote, and Option 3 added full crawl space encapsulation to control moisture long-term.
Initially, Stacy approved the insulation removal to fully expose the structural components and evaluate the true extent of the damage. Aware that hidden issues might surface once the insulation was cleared, they proceeded with caution. However, after reviewing the exposed conditions, they made the informed decision to move forward with Option 3—ensuring a dry, stable, and mold-free foundation.
